1 Windstone, Santa Fe, NM – SOLD

About the property

1 Windstone is a single level house in Rancho Viejo, the planned community south of Santa Fe off Richards Avenue. Built in 1999, it has two bedrooms and two baths in 1,772 square feet, a fireplace, and a two car attached garage, and it sits on a double lot at the corner of Windstone and Canada del Rancho. The house came to market immaculate and turn key, with a separate furniture package available.

The Webster Estates team handled this transaction, with Katherine Blagden, and the sale closed in 2011.

The house

Light, bright, and spacious is the short version. The ceilings are high, the floors are ceramic tile, and the windows have plantation shutters. The owners had replaced the roof and the water heater and put in a new refrigerator and microwave, so the buyer took on a house with nothing to do.

The outdoor rooms are the distinction. The front courtyard and the deep covered portal at the back are both finished and landscaped to a standard well above the neighborhood norm, and the double lot gives them room. A two bedroom house with a portal like this lives larger than its square footage.

The neighborhood

Rancho Viejo is a master planned community on the south side of Santa Fe, near the Santa Fe Community College and the Institute of American Indian Arts, with walking trails, open space, and its own parks. It is where Santa Fe buyers go for a well built newer house at a price the Eastside cannot offer, about fifteen minutes from the Plaza. The homeowners’ association maintains the common areas. The schools are Amy Biehl Community School, Capshaw Middle, and Capital High.

The Santa Fe market archive collects our sales across the city. In Rancho Viejo we have also sold 98 Canada del Rancho and 37 Victorio Peak. For buyers new to the market, our first time Santa Fe buyer’s guide explains how the south side communities compare, and the full list of our sales is in the Select Solds archive.

About the transaction

We represented the seller at 1 Windstone. The house went under contract in about six weeks and closed for cash within one percent of the asking price. A turn key house with a furniture package is the easiest kind of sale to run and the hardest kind to prepare, and the sellers had done the preparation.
