1127 Old Santa Fe Trail is a compound on 1.2 acres on the Upper Eastside, across the trail from Museum Hill and near the top of Camino del Monte Sol. The property had been home to two past presidents of St. John’s College, whose campus is a short walk down Camino de Cruz Blanca. The landscaping is mature, the courtyards are walled, and the setting is private and quiet despite the address.

The compound

A compound is the Santa Fe answer to a big house: several smaller buildings on one piece of land, each with its own use and its own door. Here the guest house is nearly as large as many Eastside homes and had been remodeled, the studio stands on its own, and the garage is big enough for three cars and a workshop. The main house is the oldest building and the one with the most to give.

We listed the property as an opportunity for a buyer with vision. The main house needed a serious hand, and the value lay in the land, the location, the guest house, and what the whole could become. That is a different sale from a finished house and we said so plainly in the marketing, which is why the buyer who came was the right one.

The neighborhood

The stretch of the Old Santa Fe Trail across from Museum Hill is one of the best addresses on the Upper Eastside: four museums and the Santa Fe Botanical Garden across the road, St. John’s College and the Sun and Moon Mountain trails to the east, and Camino del Monte Sol, the street the art colony built, running down toward Canyon Road. The schools are Wood Gormley Elementary, Capshaw Middle, and Santa Fe High.

We represented the seller at 1127 Old Santa Fe Trail. The listing ran about six and a half months and closed within seven percent of the asking price. Selling a project honestly is its own skill: the marketing has to show the buyer what is there without pretending to a finish the house did not have, and it has to find a buyer who sees the land and the guest house as the real asset. Ours did.
