197 Circle Drive is a Pueblo style estate on 3.38 acres in one of the most prominent positions on the Northside, with panoramic views of the distant mountain ranges. The main house, built in 1970 and newly remodeled at the time of sale, has three bedrooms and three and a half baths, and a separate guesthouse adds a bedroom and bath in 1,551 square feet of its own, for 6,039 square feet in all. There are four fireplaces and a two car attached garage.
The Webster Estates team represented the seller, and the sale closed in 2005.
The architecture is Pueblo style done at estate scale: wooden beams, fireplaces in the principal rooms, and a plan that moves easily between indoor and outdoor entertaining areas. The remodel brought the 1970 house current without changing its character. Security and privacy were designed in, which on a road this visible is the point of the walls and the gate.
The guesthouse at more than fifteen hundred square feet is a full second residence rather than a casita, with its own bedroom and bath, and it gives the estate the flexibility that Northside buyers ask for first: room for family, staff, or long visits, at a remove from the main house.
Circle Drive is a loop off Bishop’s Lodge Road on the Northside, on the rise between the city and the Tesuque hills, with large lots and long views. The listing called it one of Santa Fe’s most prestigious streets, and the houses on it make the case. It is a few minutes to the Plaza and to the Opera. The schools are Carlos Gilbert Elementary and Santa Fe High.

We represented the seller at 197 Circle Drive, with Richard Theobald co-listing. It was a long listing, some twenty months, and the asking price traveled a good distance to meet the buyer, which is the honest shape of an estate sale on the Northside when the house is large and the buyer pool is small. It closed for cash in the summer of 2005.
