About the property

2137 Paseo Ponderosa was the first house built in Hyde Park Estates, in 1970, and it stayed in the same family as a mountain retreat from that day until we sold it. It sits on just under an acre in the pines, four miles up Hyde Park Road toward the ski basin, with views that run north to Colorado. The house is 3,270 square feet over two levels, with four bedrooms, three baths, and four fireplaces.

The house

It was built with integrity from the start and kept that way, and the original artistry survived intact, which after forty six years is the rarer thing. The vocabulary is the full one: latillas, vigas, rough sawn tongue and groove ceiling decking, bancos, custom doors and hardware, dry stack rock walls, coyote fencing, and an expansive brick front patio.

The plan gives real separation. Cozy rooms with kiva fireplaces, formal living and dining rooms, and a penthouse principal suite at the top of the house with commanding views across northern New Mexico. There are decks and portals on every side, so entertaining moves outside in any direction the weather allows. Heat is hot water radiant. The roof was new in 2015 and the driveway drainage in 2014.

The kitchen wanted an appliance update, and the listing said so. There is no garage, only ample off street parking, and in winter the drive needs clearing.

The neighborhood

Hyde Park Estates lies about four miles up Hyde Park Road from Bishop’s Lodge Road, in the ponderosa belt where the city gives way to the mountain. It is where Santa Fe keeps its ski chalets and the houses it uses for family reunions, and this one was built for exactly that. Water is community supplied. We represented the seller at 2137 Paseo Ponderosa. A second home four miles up a mountain road, listed in January, took until spring to find its buyer, which is the season it was always going to sell in. It was priced below the current appraisal and the listing was candid about the kitchen and the winter access. It closed within two percent of the asking price, with most of the furnishings available by separate agreement.
