29 and 31 Loma Serena is a gated estate on 19.30 acres off Tano Road on the Northside, held as four lots and served by two private wells with water rights. The main house, built in 1985 in the Pueblo style, is 3,890 square feet on two levels with a two car attached garage. A 966 square foot guest house has its own driveway. Together they offer four bedrooms and four baths in 4,856 square feet.
The views run in three directions: the Sangre de Cristo to the east, the mountains of southern Colorado to the north, and the Jemez to the west. There are five fireplaces, a rooftop deck, a portal, and patios. Horses are allowed.
The Webster Estates team represented the seller, and the sale closed in 2015.
The house is a straightforward Pueblo style design of the mid 1980s, thick walled and flat roofed, and its best move is the rooftop deck, which turns the three way view into a single one. The two level plan puts the public rooms and the portal on the ground and keeps the bedrooms private. Five fireplaces is a lot for a house this size and speaks to how it was used: as a winter house as much as a summer one.
The guest house with its own driveway is the feature that matters most for the way Northside estates are actually lived in. Guests, a caretaker, or adult children can come and go without passing the main house, and the arrangement makes the property easy to hold when the owners are away.
Nineteen acres in four lots, gated, with two wells and the water rights to go with them, is an unusual holding on Tano Road, where most parcels are a fraction of that. It gives an owner options: keep the whole as a private estate, run horses, or hold the outlying lots. Water rights in northern New Mexico are a separate asset from the land and are not to be assumed; here they came with the sale.
Tano Road is the western edge of the Northside, a stretch of large lots and long driveways between Highway 285 and the Tesuque hills, a short drive to the Opera and fifteen minutes to the Plaza. The schools are Carlos Gilbert Elementary, Capshaw Middle, and Capital High.
Our Northside neighborhood guide covers the area and the Northside market archive collects our work there. We have sold Nonesuch West on Tano Road and, for another large acreage estate on the north side of town, 30 Estrada Calabasa in La Tierra. Our guide to Pueblo Revival homes explains the style.
We represented the seller at 29 and 31 Loma Serena. The listing sold in under three months, fast for an estate of this size, and closed within eight percent of the asking price. Acreage with water rights and a separate guest house is exactly what a certain Northside buyer is looking for, and when that buyer appears the negotiation is about terms, not about whether.
