4 Camino Villenos is a Western style house designed and built by Roger Hunter of Hunter Custom Homes in The Enclave, a private development within The Estancias at Las Campanas. It sits on 1.59 acres with 360 degree views of the Jemez and the Sangre de Cristo, seen from expansive portals and from a light filled interior. The house has three bedrooms and five baths in 4,972 square feet on one level, with three fireplaces and a three car attached garage, and a social membership in the Club at Las Campanas was included in the sale.

The Webster Estates team represented the seller, and the sale closed in 2011.

The house

Hunter builds to a standard that shows in the joinery and the finishes, and this house was the argument for it. The construction was impeccable and the finishes were chosen one at a time: a powder room walled in leather, a spa that earned the word, stone and wood and plaster throughout. The plan is single level and opens outward on every side, so that the portals are rooms and the views are the walls.

An enclave within an enclave is the point of the address. The Estancias is the gated estate section of Las Campanas, and The Enclave is a smaller private development inside it, which gives a house here two gates between it and the road and neighbors who chose the same thing.

The neighborhood

Las Campanas is the golf and equestrian community northwest of Santa Fe, with two Jack Nicklaus courses, a tennis and fitness center, a spa, and an equestrian center, about twenty minutes from the Plaza. The Estancias is its estate district, with the largest lots and the longest views. The schools are Gonzales Elementary, Alameda Middle, and Capital High.

About the transaction

We represented the seller at 4 Camino Villenos, with Anna Sandoval of Hunter Properties as co-listing broker. The listing ran nearly two and a half years, from the spring of 2009 to the fall of 2011, which is to say through the worst of the downturn in the Santa Fe luxury market. The asking price had to travel a long way to meet the buyers who were left, and we stayed with the seller until it did. That is the part of the job that does not make the brochure.
