Vista Joya runs off Agua Fria west of St. Francis, in the part of Santa Fe where the city is densest and least self conscious, minutes from downtown and the Railyard. The association fee is nominal. It went under contract in three days at nearly a fifth above the asking price, which tells you the price was set to the comparable sales rather than to the property. A walled, gated, contemporary house with a water feature and a mountain view, this close in, has no real comparable set, and the market corrected for that immediately.
