The architecture is contemporary and executed rather than gestured at, which is the distinction that matters in a city where a great deal of contemporary building is a flat roof and a hope. Two stories, elegant, and built for how it is actually lived in.

The outdoor space is the argument. The patio holds a pond with a recirculating waterfall and a distinctive stone wall, planted properly, and the whole composition sits in the foreground of the view east to the Sangre de Cristos over the top of the wall. You get privacy at ground level and the mountains above it, which is a difficult thing to arrange and the reason this house is not interchangeable with others at its size.

Vista Joya runs off Agua Fria west of St. Francis, in the part of Santa Fe where the city is densest and least self conscious, minutes from downtown and the Railyard. The association fee is nominal. It went under contract in three days at nearly a fifth above the asking price, which tells you the price was set to the comparable sales rather than to the property. A walled, gated, contemporary house with a water feature and a mountain view, this close in, has no real comparable set, and the market corrected for that immediately.
