1351 Barranca De Oro was built in 2002 by John Dieterich as his own residence, which is the single most useful thing anyone can tell you about a house. Builders do not cut corners on the one they intend to live in.
It is 1,965 square feet on a single level, with two bedrooms and a third room that works as a bedroom or study, two baths, and a two car attached garage, on a quarter acre in Las Barrancas on the Northside.
The Webster Estates team represented the seller in 2021.
It is small by the standards of its street and immaculate by any standard. Vigas, a kiva fireplace, and high ceilings, which is the Santa Fe grammar done properly rather than applied as decoration. The lot is private, and the patio looks out at the view.
There is not much more to say, and that is rather the point. It is a well built, well kept, single level house in a quiet subdivision close to town, with nothing wrong with it and nothing needing doing. That description covers a very small number of houses at any given moment.
Las Barrancas sits off Gonzales Road on the Northside, a short distance from downtown, in the band where the city gives way to piñon hillside. There is a modest annual association fee. Our Northside neighborhood guide covers the area and the Northside market archive gathers our work there. Nearby Webster Estates Select Solds include 393 Calle Colina and 304 Callecita. Our Select Solds are the record of what we have closed.
We represented the seller at 1351 Barranca De Oro. The seller needed to stay in the house for several months after closing and wanted offers held to a set date. Both conditions narrow a buyer pool. We said so up front, in the listing, rather than discovering the objection in negotiation, and the house went under contract in six days and closed far above the asking price. Conditions are not the problem. Concealing them is.
