About the property

16 Piedras Negras is a three building compound on 6.27 tree covered acres in Vista de Piedra, off the Old Santa Fe Trail southeast of the city. The main house is 4,344 square feet on two levels, the guest house adds 774 with its own kitchenette, and a separate heated art studio adds 667 more, for 5,785 square feet in all. There are four bedrooms and five baths across the three buildings, a carport, and a detached garage, and the property is on a private well.

Built in 1986, the house was extensively remodeled between 2006 and 2009, with a new roof, new stucco, new electrical, new heating, and on demand hot water. The views are layered mountain views through the trees.

The Webster Estates team represented the seller, and the sale closed in 2015.

The house

The remodel left a house that was set up for entertaining at a serious level. The kitchen was built around SubZero, Bosch, and DCS appliances, with a pot filler over the range and a walk in pantry. Below it is a custom cedar wine cellar holding 1,300 bottles, with a cork floor, which is the kind of room that gets built once by a person who knows exactly what they want and then sells a house to the next person who does.

The principal bedroom has its own fireplace and a west facing balcony for the sunset. There are four fireplaces in all, ductless air conditioning, a security system, and an eight person hot tub outside. The land

Six acres of piñon and juniper southeast of town buy something that the Eastside cannot offer at any price, which is silence and separation. Vista de Piedra is a small enclave off the Old Santa Fe Trail, close enough to the Plaza for a fifteen minute drive and far enough that the neighbors are out of sight. The schools are Atalaya Elementary, Capshaw Middle, and Santa Fe High.
