19 Piute, Santa Fe, NM – SOLD

About the property

19 Piute is a two story soft contemporary house built in 1980 on 4.61 acres in Hondo Hills, southeast of the city between the Old Las Vegas Highway and the Old Santa Fe Trail. It has two bedrooms and two baths in 2,469 square feet, two fireplaces, a carport, and a detached garage, and it is served by community water. The views are panoramic, horses are allowed, and the size of the parcel made it a development opportunity as well as a home.

The Webster Estates team represented the seller, and the sale closed in 2015.

The house

Soft contemporary is the Santa Fe term for a house that keeps the earth tones and the stucco but drops the vigas and the pretense, and it suits a two story plan better than the pueblo style does. This one was built to be energy efficient in 1980 and was kept current: the owner had installed the latest heating, electrical, lighting, and entertainment systems before the sale, so the buyer was taking on a house with new bones under a familiar skin.

Two bedrooms in nearly 2,500 square feet means rooms of real size, and the second floor is where the views are. Two fireplaces, one on each level, do the rest.

The land

Hondo Hills is a neighborhood of larger lots southeast of the city, close to Christus St. Vincent and a short run down the Old Las Vegas Highway to the interstate, which puts it about ten minutes from the Plaza in one direction and on the road to Las Vegas, New Mexico, in the other. Four and a half acres here is enough for horses, a second building, or simply distance from the neighbors, and the panoramic views take in the Sangre de Cristo and the open country to the south. The schools are E.J. Martinez Elementary, Capshaw Middle, and Santa Fe High.

Our Old Pecos Trail neighborhood guide covers the corridor of the two old trails, and the Santa Fe market archive collects our sales across the city. Nearby we have sold 16 Piedras Negras in Vista de Piedra and 3990 Old Santa Fe. For buyers new to the market, our first time Santa Fe buyer’s guide explains how acreage, water, and zoning work here.

About the transaction

We represented the seller at 19 Piute. The listing ran a little over eight months and closed within eight percent of the asking price. A house that is also a development parcel draws two kinds of buyer with two different ideas of value, and part of the work was keeping both in the conversation until one of them committed.
