Unit 612 is the best thing Quail Run has: a freestanding hacienda on the first fairway, looking west to the mountains, designed by one of the original developers of the community for himself rather than for a price point.
It runs to 3,181 square feet with three bedrooms and three and a half baths, all on one level, built in 1994. There are four fireplaces.
The Webster Estates team represented the seller in 2022, and it went under contract in three days above the asking price.
The finish is the argument. Interior walls are plastered, ceilings are coved plaster carried on vigas, floors are tile, and the wall runs were planned with enough uninterrupted surface to hang a real collection. That last detail is rarer than it sounds and it decides the sale for a certain kind of buyer.
The plan separates properly. All three bedrooms have en-suite baths and their own access to private outdoor space, which makes the house work with guests in it. The cook’s kitchen carries Silestone counters, stainless appliances, and glazed cabinetry, with a breakfast area beside a kiva fireplace. The dining room opens into a large living room under tall ceilings with a stone fireplace, and there is a family room besides.
Outside there are two distinct exposures: an expansive west facing portal for the sunsets, and a private entry courtyard on the other side, planted and shaded, which is where you sit when the west portal is too much. The yard is the largest limited common area in the community, xeriscaped and private.
Quail Run is gated, off Old Pecos Trail, with golf, a lap pool, a clubhouse, a fitness center, tennis, and trails, funded by a substantial monthly fee. A freestanding house on the fairway is a different proposition from the attached units and trades accordingly.
Our Old Pecos Trail neighborhood guide covers the corridor, and the Old Pecos Trail market archive collects our work along it. See also 3101 Old Pecos #686 inside the same community, and on the corridor the Carlos Vierra House.
The schools are Wood Gormley Elementary, Milagro Middle, and Santa Fe High.
We represented the seller at 3101 Old Pecos Trail #612. Three days, and it closed above asking. When a house is the best example of its type in a defined community, the work is not persuasion. It is making sure the people who already want that house know it is available, and pricing it so they do not hesitate.
