806 Old Santa Fe Trail is a building with more than a hundred years of history at one of the most visible corners in Santa Fe, where the Old Santa Fe Trail meets the Old Pecos Trail. It carries Residential Arts and Crafts zoning, which allows an arts based business such as a studio or a gallery as well as a residence, and it was set up for both: a large front room with high ceilings for display, offices, a conference room, a kitchen, two restrooms, and a flagstone courtyard with trees. Seven on site parking spaces serve guests or customers.
The building had been two separately metered living areas, joined in a 2006 remodel that substantially upgraded the whole. The record shows three bedrooms, two baths, two fireplaces, and 2,424 square feet including a 648 square foot second unit, on a sixth of an acre.
The Webster Estates team represented the seller, with Tai Bixby, and the sale closed in 2011.
The front room is the reason the building exists in its present form. Forty three feet long and over fifteen wide, with high ceilings, it is a display room, a gallery, a showroom, or a studio depending on who holds the key, and the rest of the plan supports it: offices behind, a conference room, and a kitchen that lets the place host. The courtyard, walled and paved in flagstone under trees, is the private side of a public building.
Residential Arts and Crafts zoning is Santa Fe’s tool for keeping working artists and small galleries in the old neighborhoods, and a building that carries it is more flexible than either a house or a shop. The seller also offered financing, which widened the buyer pool.
The corner of the Old Santa Fe Trail and the Old Pecos Trail is where the two historic routes into Santa Fe part, a few minutes south of the Plaza and the Capitol. Roughly fifteen thousand cars pass the corner each day, which is the point for an arts business and is buffered by the courtyard for a residence. The schools are Wood Gormley Elementary, Capshaw Middle, and Santa Fe High.
