About the property

East Golden Eagle is a custom house and guest house on the fifth green of the Jack Nicklaus signature Sunrise golf course at Las Campanas, built in 1996 by Joe Cohen on two acres with long views over the fairway. The main house has four bedrooms in 3,870 square feet and the guest house adds a fifth bedroom in 840 more, for 4,710 square feet in all with five baths, four fireplaces, and a two car attached garage.

Before the sale the owners had renovated: a new roof, new windows, refinished floors, and major work on the landscaping, so the house came to market in what the listing called magnificent condition.

The Webster Estates team represented and sold this magnificent Las Campanas on two occasions – both to and for Bud Adams, owner of an original AFL team, the Houston Oilers, subsequently an NFL team that moved to Nashville becoming the Tennessee Titans. Chris Webster handled this transaction, as well as the most recent sale in representing Adams as seller and which closed in 2007.

The house

The rooms are large. The living room is eighteen by twenty four feet, the principal bedroom fifteen by twenty two, the dining room fifteen by sixteen, and the kitchen a square fifteen feet, with a separate office. That is the plan of a house built for a couple who entertain and host family, and the guest house gives the family its own door.

A golf course lot is bought for the view as much as the game: the fifth green of the Sunrise course puts open, kept green in front of the house and the mountains beyond it, with no neighbor in the sightline.

The neighborhood

Las Campanas is the golf and equestrian community northwest of Santa Fe, with two Jack Nicklaus courses, Sunrise and Sunset, a tennis and fitness center, a spa, and an equestrian center, about twenty minutes from the Plaza. East Golden Eagle sits in the Sunrise section. The elementary school is Gonzales.

About the transaction

Webster Estates represented both the seller and buyer in the initial transaction at East Golden Eagle, with Chris Webster as both the listing and selling broker. The subsequent transaction years later was a long listing, and the owner used the time well: the renovations were done while the house was on the market, and the price was brought to meet the buyers. It closed for cash within three percent of the final asking price.
