The house

The listing called it well designed and magnificently executed, and the plan bears it out: a large main house on one level with portals across the garden side, a guest house for family or staff, and the outbuildings of a country property. Four fireplaces divide the house into warm rooms in winter, and the pool and the pond are the summer.

The pond is the feature people remember. An acre of water on a private property in northern New Mexico is an extravagance and a habitat at once, and it sets the tone for the whole estate: this is a place with its own weather.

The neighborhood

Tesuque is the village north of Santa Fe along the Tesuque Creek, with the market, the church, the river, and the cottonwoods, and the Opera on the ridge above. Bishop’s Lodge Road is its main street, and the estates along it are the largest and greenest in the valley. The Plaza is ten minutes south. The schools are Tesuque Elementary and Santa Fe High.

The listing ran fourteen months, which is the ordinary pace for an estate at the top of the Tesuque market, and it closed within seven percent of the final asking price. A property with a stable and an acre of water is bought by someone who wants exactly that, and our work was to find them.
