Tesuque is a small village ten minutes north of downtown Santa Fe, technically outside the city limits but inseparable from the Santa Fe market in practice. The character is rural where Santa Fe’s becomes urban: larger lots, mature cottonwoods, a mix of dirt and paved roads, and an older equestrian culture. The valley sits at a slightly lower elevation than Santa Fe, which means warmer days, longer growing seasons, and shorter winters. Properties in Tesuque fall into two broad categories. The village proper — the area around Bishop’s Lodge Road and the original Tesuque Village — is a tight network of historic adobes, casitas, and remodeled traditional homes. Tesuque Ridge, the hillside subdivisions, and the gated enclaves like Los Caminitos and Tesuque Ridge Ranch offer larger lots, ridge-line views toward the Sangre de Cristos and the Jemez to the west, and contemporary or custom architecture. Hacienda de Las Hermanas is one of the better-known compound properties in the area.
Day-to-day life centers on the Tesuque Village Market, which functions as the village’s general store, post office equivalent, and de facto community gathering place. 10,000 Waves, the Japanese-style spa and resort, sits in the foothills above Tesuque. The Tesuque Pueblo and Shidoni Foundry are within a few minutes’ drive. Tesuque buyers often have specific reasons for choosing the area over central Santa Fe — privacy, lot size, riding access, or proximity to the Opera.
Webster Estates has closed numerous Tesuque transactions, including properties at Tesuque Ridge Ranch and along Camino Sabio. Prices range broadly: smaller village homes can open under a million; major compound estates and large-lot properties often run substantially higher.
Tesuque has a rural rhythm — ten minutes north of Santa Fe, but distinctly its own community. Lots are larger than the city’s, neighbors are spaced, and the equestrian culture is real — riding properties and horse facilities are common. The trade-off is distance from downtown Santa Fe and a much quieter pace, which is precisely what most Tesuque buyers want.
