The property had never been on the market before we listed it.

The house

This is adobe done the slow way. The walls are American Clay over adobe. The ceilings carry hand adzed antique beams with split cedar latillas between them. The counters are stone, the cabinets are built in, the doors were made for their openings, and there are six fireplaces, which in a house of this size means nearly every room has one. A water feature meets you at the entry, a wine room is built into the plan, and a private office is set apart from the family rooms. The hot tub opens off the principal suite.

Portals face southwest, toward the sunset and the lights of the city, and the grounds are landscaped rather than left wild. The guest house is a complete second residence, not a casita, and it was built by a different craftsman than the main house, which gives it a character of its own.

The neighborhood

Camino Militar runs off Upper Canyon Road, out where the canyon narrows and the road climbs toward the Randall Davey Audubon Center and the Santa Fe National Forest. It is one of the last residential pockets before the city ends, and a house at the end of it has the hills behind and the canyon below. The schools are Atalaya Elementary, Capshaw Middle, and Santa Fe High.

That is the honest pattern for a hand built compound at the top of the Eastside market: the owner values every beam, and the market has to be given time to arrive at what it will pay. It closed within eight percent of the final asking price.
