This Camino del Poniente property is a historically significant adobe compound on two thirds of an acre a block from Canyon Road, off Acequia Madre and Abeyta Street on the Eastside. It is gated and walled on every side, and inside the walls is a park: lawn, mature trees, and the quiet that a perimeter wall buys on the Eastside. The main house and a separate guest house together offer four bedrooms and four baths in 3,025 square feet, with four fireplaces and a one car attached garage.

The compound

Everything is adobe. The ceilings carry vigas and latillas, and in places the vigas are coved, the older and more laborious way of finishing a ceiling. The floors are brick and saltillo tile. The guest house has fourteen foot ceilings, which is unusual in a building of its size and makes it a studio as much as a guest quarters.

A compound like this is bought for what cannot be built again: the adobe, the age, the trees, and the location, one block from the galleries and a walk to the Plaza, behind walls that make all of that private.

Camino del Poniente is a short lane off Abeyta Street, between Acequia Madre and Canyon Road in the heart of the Historic East Side. The acequia still runs through the neighborhood, the lanes are narrow and walled, and the houses behind the walls are the oldest and most sought after in the city.

The Webster Estates team represented the seller at Camino del Poniente as listing broker and introduced and facilitated the purchase by the buyer. The compound sold in ten weeks and closed within two percent of the asking price, just before Christmas 2004. A walled historic compound a block from Canyon Road has a buyer waiting for it in most years; the work was in pricing it so that buyer did not hesitate.
